DUh.......Take away net immigration AND population growth in an area and see what that does to housing prices. I meant sex as in "north america" and how that affects housing prices for all of north america. Not just sex in Puget Sound. Also, houses are much larger than they used to be in the US, with more restrictive codes. Therefore, driving up the cost of newer housing as percentage of peoples incomes.

As long as people keep having sex, housing prices will rise. More sex means population growth. Housing prices will slow at their growth rate in the Puget Sound area in probably around 10-15 years when the baby boomers start moving to Arizona and New Mexico to get away from this rain. In the real estate short term--no growth rate stoppage whatsoever.

When I went...I recommend it this way.... July 4th was on a Monday. So most people climbed Sat(the 2nd), Sun(the 3rd), and Mon(the 4th). We climbed it Sun(the 3rd), Mon(the 4th), and Tue(the 5th). We liked it becuase NO ONE was on the same itinerary we were. I am talking NO ONE. And becuase so many other people had been up there one day before we were using their steps they had placed--that was very nice!

Don't forget to bring a bike. After Goldmyer there appears to be a washout only driveable by high clearance 4WD vehicles--you don't want to damage those joints again!
