Where are you getting your stats? I'm surprised that anyone with any skin in the game would go with anything other than Case-Shiller-Weiss. I don't think that their numbers will be out for another couple of months. As things stand now, in KC YOY inventory is up ~70%, pending sales are down ~30%, and one wonders whether the frenzy you speak of will actually materialize. The only factors I see working in favor of such a prediction are the government's efforts to put a floor under home prices by dramatically revising OFHEO conforming loan limits upwards through the end of '08, Congress jettisoning the limits on FNMA and GNMA portfolios, the IRS eliminating the tax liability associated with forgiven loan balances (this might actually accelerate the mortgage jettisoning process, but I suspect that's not what Congress intended), and whatever other actions that they may take to transfer private mortgage liabilities onto the public balance sheet. Will these efforts negate the various factors at work that are presently diminishing effective demand for housing? It's not clear, but I don't think that the distribution of probabilities favors such an outcome. FWIW - my best friend is renting a three bedroom, two bath condo in San Clemente for $2200 per month. An identical unit is available for $800,000. I can put you in touch with the owners if you'd like to make an offer. well that's all nice and stuff, but how relevant is all that in the real world, aka seattle? but to be a complete bore for a sec, aka diplomatic, i certainly have my moments about seattle: how long can this area continue to weather the storm? i figure our "weathering" is gonna consist of flat flat flat with no real appreciation or depreciation for 5 years.... btw, you'll be happy to know our investment apt bldg appraised ~150k higher than when we bought it a year ago. that's right, during the horrors of the meltdown, when no-one in their right mind should be buying real estate, remember? hehe

uhhh, last time i checked, there is a bit of a diff between a homeless shelter and a mcmansion. pretty much on every front. good point though, thanks for bringing it up.
-

and back in the real world (why seattle, of course), feb to feb was a modest 2.something appreciation, heading into the buying frenzy of spring.

As a matter of fact I did. Here is a part of a Seattle Times editorial on the subject: Matters are not helped by dragon-breathing. One overzealous radio host, KIRO-AM's Dori Monson, foolishly said there was not much difference between the alleged eco-terrorists and law-abiding public officials who advocate environmentally-oriented public policy. Earth-friendly laws and policies of King County Executive Ron Sims and the Metropolitan King County Council, whom Monson smeared, can be debated by reasonable people. Monson was not reasonable. He chuckled as he said he did not consider arson that far from certain policies of Sims and the council. Torching houses, even unoccupied ones, is a dramatic and dangerous act. It makes sense to patiently and calmly solve the crime the old-fashioned way — with careful and meticulous investigative work. WRONG (on all fronts).

Actually, the Tesla is vaporware. you can reserve your '09 model now. umm since humans started keeping tabs of such things, old man. pfff, yer not buying a ferrari.

Absolutely! oh my gosh, i LOVE chickens!

Check out the Top Gear comparison of the Audi and the Porsche (you can find it on YouTube). They said the Audi is superior in almost every way. The 911 is a nice car and great fun to drive, but I like the looks of the Audi better, it gets better mileage, and it's easier to drive. I'm hoping that it will be cheaper to maintain, as well, which is the only reason I'm not going to get a V8 Vantage. dude, i assume yer plunking down 100 k for a friggin sportscar (that you'll get to push hardly ever), and yer worrying about mileage and maintenance? wow. ok let's assume yer for real, and these are the actual considerations whirling through this little middle-age crisis brain of yers: get a fucking Tesla. seriously. it's a real car that blows away yer perty ego show car.

aw jeez, and i thought you were the one.

No silly, i just want you to post yer pic! I'd advise that it should really show your grandmotherly side, emphasizing the heft and age that you are so blessed with. Since this site has a bunch of those climbers, you probably should just pm it to me. I won't let the grandma out of the bag, ok?

do you really think he is a "marxist" who wants to establish a "marxist" government? i'm not so sure.... maybe we can ask him: hey prole, are you a "marxist" who wants to establish a "marxist" form of government here in the US?

ah come on, yer just teasing! this non-climber can tell you are a ravishing young woman who has the common sense to stay away from the climber type! not that i have anything against old and fat, mind you.... Ok, well, I'm fat, old...and UGLY! i believe the time has come for you to PM me your photo. don't be shy, since i am not a climber. Show me yours first! it is hanging out somewhere on this website. ok, yer turn.

yer seemingly a pretty smart fellow, so i don't understand why you are missing the point so badly. Marx didn't so much have a good idea (as if his thoughts might be reduced to one idea); he had many ideas, and even more, he had many observations, ones that were cogent, perspicuous, insightful, and quite telling. again, try not to simply view marxism as a prescription to a malady, but rather an observation of events, for admittedly, it falls terribly short as a guide to behaviour.
