It seems to me that training one-arm lock-offs would be really helpful for hard ice climbing. i know one m11 climber who reportedly does lots of these. i think training low reps (5 and less) and tons o' sets with a weight that only allows that many is the quickest way to realizing strength gains (and injuries if you aren't careful and build up to it for a few weeks). and with will gadd's story, yeah he might have needed to learn to move, but his ceiling would have been lower if he didn't have the strength he had. i think more strength ALWAYS gives one more potential (with other factors remaining the same ie weight size etc). -

Yes, for you, it sounds like real estate would not be ideal. i would imagine that with your expertise, you are realizing gains in other market sectors. i am happy for you! good luck and good fortunes in everything you do.

No more "stated income, no doc" type loans. No neg-am loans. No interest only loans. No "zero down" loans. Really? So you'd like to see loans limited by a regulating agency as opposed to consumer knowledge? I'd rather this type of regulation be left to cigarette smoking and such, with a rather important caveat: Balance the risk. Repeal the recent bankruptcy law changes, and let the lending institutions feel the sting of their poor lending choices. Pretty simple: Harry has a history of not paying back his loans? Don't Lend To Him! "worth" and "value" in terms of dollars is a pretty strange relationship sometimes, don't you think? I don't think it's really about "40% better" or any such concept, it's the old supply and demand function. what were the average prices in sacramento before the drop? what was the average income? rental vacancy rate? population growth? was the drop skewed by a certain housing sector, a certain area? what types of mortgages did people hold? etc etc. i really don't know what will happen in seattle in the next 2, 5, 8, 15 years; does anyone? maybe a decent indicator is comparing incomes to house costs based on a fixed 30 year monthly payment, and how sustainable that relationship is? compared to other major metropolitan areas, seattle still has "affordable" houses, no?

a 40 year isn't necessarily a "bad" option. a forty year fixed keeps payments predictable, and can increase your cash flow, especially in an investment property. It can also get you into properties that otherwise wouldn't pencil out in the short term. ARMs and interest only loans I think are potentially the really dangerous and volatile ones (as people are starting to find out). But even these can be used to your benefit, IF you have a clear picture of what your goals are. If you had gotten into an arm 5 years ago in seattle on a $400,000 house at 4.5% and were selling now, you'd probably be looking at around 30 grand more in your pocket, along with the considerable appreciation you would have realized (which would be there regardless of your loan choice). Using arms or inrterest onlys without a clear picture of one's goals though seems to be a recipe for some potential stresses in the future. Appreciation seems to be a constant and a given in this analysis. Interesting. Interesting assumption. Based on...?

and for those calling for an overhaul of the current lending system, what would your recommendations be? I personally like the options available, and came about due to demand. you all wouldn't like the feds over-regulating and over-reaching, would you?

Maybe you're just stirring the kettle, but yeah, I think it's that bad an idea. Who makes the call? What are their criteria? Who's going to enforce it? What will be the benefit? I can't think of any answers to those questions that will encourage me to embrace the concept. well maybe they could have some sort of a council with Jeff Renner at the head which watches the weather, and then they issue their verdict, maybe using colored flags or strobe-lights or something, or those bright lights that get used at night for car sales and carnivals. and the criteria they use are things like wind meters, and humidity detecting devices, and the other things that weathermen use, like temperature gauges and stuff. and the enforcement people will be the weathermen themselves, because they will be the most convincing to tell the people on the mountains not to go in because the weather is coming in and it is bad. and then the people who will benefit will be the people who then won't be climbing, of course.

That is a slippery slope when one allows weather forcasters and other outsiders to dictate what one can or cannot do. I don't know, sometimes having an objective observer making the call, Jeff Renner maybe, might be the best thing.

I find the responses to phil jones' postings a tad bit....laden with righteous indignation? To the point of intolerance? perhaps ironic. maybe there's a history that extends beyond this thread, but what i've seen from him are remarks that certainly could elicit discussion beyond mere reactionary protectionism around one's chosen pursuit (the irony here is that this response seemingly validates some of the charges about the "self-centered" nature of certain high risk behaviours such as winter ascents in unpredictable environments, mainly by ones who never find themselves in these environments(!)). Having said that, I'm hardly of the opinion that people "should" or "shouldn't" do this or not do that; i've taken chances with many things in my life, and can see how quickly life could have slipped away during one of these moments, but if someone attempted to regulate my behaviour, well, "fuck off" has been my response in the past. Considering that "risk-taking" behaviour is *mainly* found in the males of our species, I would think that it is beyond a doubt associated with a genetic predisposition towards mating viability, ie. an unconscious sublimated response in a world that has evolved away from the historic modes of mate selection through animalistic displays promoting physical primacy.

I agree with you Off White. But maybe pope should have thought about that before he sprayed his personal commentary all over this site. This thread should have started in spray. Because, even though the original post was written well, it is hugely spray. Can you move it to spray? not hugely spray. just commentary pertinent to a rock climbing forum. if you have anything to say in response, please relegate it to where it belongs: spray.
