I've had both land turtles and aquatic turtles as pets (as well as a huge variety of other reptiles). I found them easy to care for, but then, I just let them have their run of the house and yard. Remember that you can catch salmonella from turtles, so if the kid isn't good about washing his hands, you might run into trouble there. Oh, and the aquatic turtles are a lot more care-intesive. I would not recommend them as a pet for anyone who is not an adult enthusiast.

I like damn near every person I have met on this board. Each one has been interesting to talk with and fun to get to know. I don't even associate the people I know with what their avatars post here. The Internet is great for saying a bunch of crap you don't get to say anywhere else. Doesn't mean shit. But talking to folks in person, that means a lot.

You are not telling me anything I don't know. You gotta think that if I am bright enough to earn the money to buy properties and figure out my taxes, I am bright enough to have passed a basic econ course or two. All I am saying is that the correlation between rent amounts and taxes are not as clean and simple as folks want them to be.

There are many other factors involved. How much new building went on in that area? Were home loans affordable and so lots of renters are now owners? Did the area deteriorate during the last X years? Did it improve? The answer to your last question is no, I would not lower my rent due to taxes. If that were true, I'd lower my rent every year for 28 years(depreciation table). My rent amount does not depend on my tax amount.

Unless you know all the expenses and amounts that your landlord pays, you don't really know that. Some years, that is true. Some years, it isn't. Not complaining here, just trying to put a dose of reality into this idea that all us slumlords are cashing in every year.

That is income tax, not property tax. I get to pay them both. Butr we aren't talking about income tax in this particular instance, are we?

Um, I own rental properties and am pretty familiar with who gets the bills. Like the housing market, the rental market is cyclical. I have to charge a competative rate. Unlike the housing market, my taxes don't seem to go up and down. I have to pay them no matter what I am collecting in rent.

I'll read that now. Thank you for the information, it is very interesting. I need to amend what I wrote earlier--I am not anti-subsistance hunting. Not against anyone (so far as I know). People need to feed themselves, and hunting is obviously a way I agree with to achieve this fundamental need.

Have you posted these? I would like to see them.

Speaking of which, I think that is another thing that bothers me. Somehow, people view Native Americans as having the "right" to hunt and everyone else has the "privilege" to hunt. I don't thing that is healthy. It is a privilege that everyone should have the same process to apply for, pay for, get approval for, and respect the limitations of.
